Disrepair denotes the idea of making good damage so as to leave the subject, so far as possible, as though it had not been damaged. ![]() The overall concept has been established that in order for there to be disrepair, there must be deterioration from the building’s previous condition. However the question of what actually constitutes disrepair has been the subject of many court cases mainly in the context of Dilapidations. The covenants in the Tenant’s Lease set out the Landlord’s specific repairing obligations. The aim of this artcle is to establish what principles govern the term repair, whether a landlord can claim for improvements, and what can be learnt from case history. One of the most important aspects of maintaining a landlord’s investment in a property, is to ensure that it is kept in repair, and more fundamentally, that the costs incurred are paid by the tenants. ![]()

![]() ![]() The main character of the comic strip, Broom-Hilda, is a 1500-year-old witch. ![]() The durability of this artist is admirable, and he's also very lucky that he's experienced a windfall in his career and living comfortably.įor Broom-Hilda, she won't hesitate to make use of her powers when scorned. The comic strip is considered an overnight success, and to this day, Myers is still working on the strip going into his 80's. To make this clear, Caplin basically handles the business side of things, while Myers handle the creative side of things (therefore, the strip is completely credited to Myers), which indicates that in the world of comic strips, having good business sense is just as important as being good creatively, something with Jim Davis understands very well when he designed Garfield. Thanks to a connection of Caplin's colleague, Russell Myers was recommended by him to realise the dream of Caplin, and he was assigned to be the creative force behind the strip after Caplin found Myers' samples to be lovely. Harvey Kurtzman, a famous artist who worked on EC Comics and MAD Magazine, was the first to be tasked for this, but it did not pan out. With this seemingly simple idea, he needed an artist to realise this idea to fruition. His comic strip pitch is just basically about "a witch named Broom-Hilda", no doubt a pun of a Germanic heroic legend character Brünnhilde. The idea for this comic strip is birthed by Elliot Caplin, who is the brother of popular Li'l Abner cartoonist, Al Capp. Many thanks to everyone who voted, and make sure to cast your votes for this month's issue as well! I do have some sad news this month- Goombuigi has decided to step down from Super Mario Maker Showcase. Yes, it's a bit of a slow start, but once it gets going, you won't want to get off! If you're on the fence about it, I highly recommend picking it up and trying it out. The characters continue to make me smile, and I've even cried twice at this point, already beating the second game in terms of emotional impact. ![]() ![]() ![]() Once a movie is released, Rotten Tomatoes will enable user ratings and comments, showing the title’s Audience Score percentage alongside the critics’ average Tomatometer rating. and negative comments and lower “Want to See” scores, whether those are from trolls or anyone else, may depress pre-release ticket sales. There’s likely another reason Rotten Tomatoes wants to discourage negative buzz for movies ahead of their release: The site is part of NBCUniversal’s Fandango, which acquired the movie-ranking site in 2016 from Warner Bros. Now, instead of a percentage score, the site displays a raw number of users who have indicated that they intend to see the movie (for “Captain Marvel,” that’s 16,571 as of this writing). “Unfortunately, we have seen an uptick in non-constructive input, sometimes bordering on trolling, which we believe is a disservice to our general readership,” Rotten Tomatoes said in its blog post. Before Rotten Tomatoes made the changes, “Captain Marvel” had a “Want to See” score as low as 28%. Most recently, the Rotten Tomatoes page for Disney’s “Captain Marvel” - set to debut March 8 - was littered with negative and misogynistic comments from users bashing the movie’s supposed feminist agenda. ![]() Rotten Tomatoes has been bedeviled for some time by teams of trolls who work in a coordinated fashion to drive down the “Want to See” scores of movies they take issue with. The changes are intended to “more accurately and authentically represent the voice of fans, while protecting our data and public forums from bad actors,” Rotten Tomatoes said in a blog post Tuesday. In addition, Rotten Tomatoes has disabled the ability for users to post comments prior to a movie’s release date. 25, the reviews-aggregation site is no longer displaying the “Want to See” percentage score for a movie during its pre-release period. Not saying mixing DJs dont have a bad one now and then but I would rather be me that did it versus allowing a program to do it randomly. Sometimes they are horrible and like a trainwreck and to just let it run and hope it doesnt wreck is like putting your car in cruise controll and steering from the back seat no connection to the pedals. I have seen automix used and even played around with it and only a few softwares options allow for almost acceptable mixes most of the time. ![]() You're not a real DJ because you don't use vinyl or you're not a real DJ like me because you use a laptop and I use a dual CD player and I have mad scratching skillz. But hey, serato is the best, no Traktor is the best, no VDJ is the best ughhhhh puleeze. It isn't rocket science and most people have no idea how you're doing what you'r doing and wouldn't know the difference. Wow this is a ridiculous discussion, but hey it seems that a lot of DJs have a need to make themselves seem like they have these mad skills, they're superhuman because they can make one song transition into the next by pushing buttons and moving sliders. If the automix does a good job crossfading from one song to the next then do the guests ask "is that DJ mixing or is he crossfading with software?". Most people don't even pay attention to the DJ, they're talking to their friends or their husband/wife or their boss/employee or they're busy getting drunk. ![]() They care about "oh, that's my favorite song", "oh, lets dance, I love this song". The main thing I like is the user interface is so clean and simple looking and it's very easy to navigate and to operated and to learn. You just need to right click and transfer them in the same order you have them in the original playlist you created while you're adding them to the autodj palylist. So even though they get deleted from the autodj playlist as they finish, you still have the original play list you created, as long as you save it. If you create a playlist by dragging songs from your music folder(s) into a playlist you're making, you can right click on each song in order and select Add to auto DJ Playlist. I fooled around with Mixxx some more, I really like it. Here are a couple of RockIt skins that I tweaked and used. I actually enjoyed that and miss not being able to easily customize a VDJ skin.
